What is the Buyer’s Agent Process?

At Multiply Property Group, we work with a diverse range of clients, from experienced investors through to first-time buyers. We understand that buying a property is a big decision and is not something to be taken lightly. We pride ourselves on making the entire process as stress-free as possible, maintaining honest and transparent channels of communication with our clients every step of the way. The following steps summarise the way in which we’ll work with you to deliver your tailored property investment outcome:

1) SETTING GOALS – STRATEGY MEETING AND PORTFOLIO REVIEW

It’s widely believed that, whether relating to sport and fitness, business and career progression or wealth creation, one of the keys to achieving success is setting clear, measurable and attainable goals. For this reason, at Multiply Property Group, we like to start your journey with us by gaining a thorough understanding of what you’re hoping to achieve.

We’ll ask a series of questions to clarify whether you’ve had any previous property investing experience, your borrowing capacity, your lifestyle aspirations and how personally involved you wish to be in managing your investment. We’ll also discuss both your short and long-term goals, including whether you are considering property investment to generate cash-flow or if you wish to build wealth via a property portfolio. For first-time investors, we also spend time providing an overview of different property investment strategies and how they deliver returns in various ways. If you’re an experienced investor, we will critique your current portfolio to assess whether it is working optimally and delivering your desired returns.

2) CREATING CLARITY – STRATEGY AND SUBURB SELECTION

Once we have a clear understanding of your individual circumstances and aspirations, we will present our proposal for the type of property, including any relevant value-add strategies, to deliver optimal returns. This also includes recommendations on around four or five possible suburbs that we believe are suited to delivering the best outcomes within your budget. We’ll provide examples of what can be achieved and include financial modelling to illustrate initial outlays, repayment options and likely returns based on various loan structures.

3) RESEARCH – INSPECTION, DUE DILIGENCE, NEGOTIATING AND CONTRACT PREPARATION

Having agreed on the proposed strategy, we will get to work locating suitable properties which meet your specified budgetary, investment returns and location criteria. We’ll attend property inspections, impartially assessing each property’s ability to meet your needs. We will also carry out all the necessary due diligence which can include, but is not limited to, costing for any development and/or renovations, assessing zoning with local councils, collating quotes for any required earthworks, determining whether the property falls within a fire risk area, locating sewers or other easements, organising and attending building or pest inspections etc. We will work closely with the selling agent to understand the seller’s motivation and will negotiate the best possible price and contract terms on your behalf.

4) PROPERTY ACQUISITION

Once you have an accepted offer on a property, your Multiply Property Group Buyers Agent will assist you every step of the way through to settlement. This includes ensuring your deposit and settlement monies are paid by the due date, any relevant settlement agents are notified, you are aware of any important contractual dates, your finance is in place and local services are advised of settlement.

5) MANUFACTURE GROWTH – APPLY VALUE-ADD STRATEGY

At the time of settlement, we will sit down with you to discuss our proposed value-add strategy in more detail. This might consist of renovating, new construction, subdivision, rezoning or a combination of these strategies and will include costings and time frames. Once you’ve decided to proceed with the strategy, you will then be handed over to one of Multiply’s experienced Project Managers who will work with you to ensure your project runs as smoothly and profitably as possible.

6) PORTFOLIO REVIEW

Once your investment solution is in place, we’ll continue to touch base, providing market updates and assessing your property annually to ensure it continues to meet your needs.
