The WAPC has just confirmed that Amendment 92 of the City of Swan’s Town Planning Scheme 17 has been approved by the Minister for Planning.
What does this mean for you?
This amendment introduces sweeping zoning code changes to the suburbs of Beechboro, Lockridge, Kiara, Noranda, Ballajura, South Guildford, Bullsbrook, Woodbridge, Viveash, Midland, Koongamia, Middle Swan, Swan View and Bellevue. New Rcodes range from R35 all the way up to R100.
But before you go applying for subdivision be sure to do your homework. The proposed amendment was changed before being accepted, and the rules for subdividing in a Dual Coded zone are not the same as they were in the original council’s plan. Town Planning Schemes are continually changing, so always be aware of the current and upcoming changes to any Town Planning Schemes before you buy property or make any decisions regarding developments. We’ve seen far too many developers get caught out by zoning changes or not meeting the conditions of dual coding.
